
Construction has started on a new luxury master-planned community of hundreds of homes in Mansfield, designed specifically for executives.
Irving-based Realty Capital Management started construction on the first phase of Westhill Park, a 600-home community at 1791 Newt Patterson Road. The more than 300-acre development, lined with trees, will also feature a 100-acre park, fishing ponds and an extension of the Walnut Trail built by the City of Mansfield. Mansfield purchased the land for the park in 2024, as part of the city's so-called "western promise" to improve connectivity to the city.
A filing with the Texas Department of Licensing and Regulation shows the estimated cost of infrastructure construction for the first phase, which includes grading, wet utilities and paving, is $19 million. The first phase will have just over 200 lots, and homes will be priced between $650,000 to more than $1 million. Realty Capital Management managing director Tim Coltart said the first set of lots should be delivered by March 2027.
By the time the community is complete, the development is poised to be worth about $500 million, which Coltart said is a conservative estimate. The goal is to provide a type of community that isn't already in the Mansfield area. The community will feature different street sections and housing types along with architectural requirements.
